Frequently asked questions

Can foreigners buy here?

Yes, there are no restrictions for foreign buyers in Spain. You just need an NIE to sign.

What do I pay on top of the price?

Purchase tax, notary and land registry fees, plus a lawyer if you want one. Before you make an offer we send you the figures for that specific property.

Can I rent it to holiday guests?

Only if the property has a tourist rental licence. We check this for each property before you buy.

The Ibiza property market

The average property price in the municipality of Eivissa (Ibiza town) is €7,309/m² (idealista, September 2026), 7.4% more than a year ago. That is well above the Balearic average of €5,593/m². Supply is limited, because the island protects much of its land, and international demand is high.

Where to buy in Ibiza

  • Santa Eulària des Riu: east coast, quiet and family-friendly, with a marina and services all year round.
  • Sant Josep de sa Talaia: west and south coast, coves, sunsets and many of the island's largest villas.
  • Ibiza town: Dalt Vila, the walled old town listed as a UNESCO World Heritage Site, and the port. Mostly apartments and townhouses.
  • Sant Joan de Labritja: the north, more rural, with country estates and farmhouses.

Buying costs in Ibiza

In the Balearic Islands, Transfer Tax (ITP) on a resale property is paid in brackets: 8% up to €400,000, 9% up to €600,000, 10% up to €1,000,000, 12% up to €2,000,000 and 13% above that. Each rate applies only to the part of the price in that bracket. Two examples: on the €1,150,000 villa the tax would be about €108,000. On Villa Armonía (€5,500,000), about €665,000. Notary, land registry and lawyer fees come on top. Before you make an offer, we send you the exact figures.

Holiday rentals in Ibiza

To rent to holiday guests, a property needs a tourist rental licence, and new licences in Ibiza are very limited. If you plan to rent, we check the status of each property before you buy.

How the purchase works

The same as in the rest of Spain: NIE, a Spanish bank account, a deposit contract (arras) and signing at the notary. We do video viewings, and you can sign through a power of attorney.
